How to Do GEO for Real Estate in AI Search: Listings, Area Guides, Agents

GEO for real estate across three surfaces: which listing portals restrict AI crawlers, how to build area guides engines quote and what agent reviews do not do.

Dark slabs rising like steps, the top step marked in indigo

Quick answer

In this guide, Canlah AI defines GEO for real estate as the work of getting a brokerage, an agent or a development named accurately when a buyer asks an AI engine, across three surfaces: listings, area guides and agent pages. The listing data is the surface a brokerage controls least. Of nine listing portals whose robots.txt was read on September 23, 2026, five restrict at least one named AI or AI-adjacent crawler, two returned a Cloudflare challenge instead of a file and two name no AI crawler. Rightmove’s file disallows GPTBot everywhere except four mortgage paths, and realestate.com.au disallows six AI crawlers at the root.

Canlah AI supplies the measurement layer under that work: a locked pool of buyer questions probed on the AI platforms in the client’s tier (Starter covers ChatGPT, Growth adds Google AI Overviews, Full adds Google AI Mode and Gemini) and re-measured monthly, with raw answers, cited sources and timestamps archived so a marketing director can re-run them. This guide covers execution, not vendor selection; the agency shortlists sit in the rankings for Singapore real estate and Malaysia real estate.

Treat any single answer as directional: one run cannot prove share of voice, causation or future recommendations. Freeze ten buyer questions and repeat them by engine, district and language before rebuilding the site.

Disclosure: Canlah AI publishes this guide and operates the AI visibility audit described below. Portal crawler directives were read directly from each site’s robots.txt on September 23, 2026. Third-party studies come from public pages reviewed on the same date and were not independently re-run. Nothing here is advice on estate agency licensing or advertising law.

What does GEO for real estate measure?

A real estate GEO baseline records six things for every generated answer, because an answer changes by question, engine, district and date.

  • Mention: whether the answer names the brokerage, a named agent, a development or none of them.
  • Recommendation position: whether the brand is the lead suggestion, one of a shortlist of three to five or a passing reference.
  • Citation: whether the answer links to your own page, a listing portal, a government page, a competitor or no visible source.
  • Accuracy: whether the price band, tenure, district, unit mix, completion date, licence number and agent names are described correctly.
  • Competitor context: which other brokerages or portals appear, and which sources support them.
  • Query stage: whether the question was about a property, an area or a person, because the three stages return different source types.

The last item separates property from most categories. A buyer asks three unrelated questions inside one purchase: what is on the market, what an area is like and who to call. Portals answer the first, editorial and government sources answer the second, and the third is the only one a brokerage’s own pages can answer directly.

GEO, AEO and AI SEO for real estate are three names for one job

GEO, AEO and AI SEO for real estate are three labels for one job: making a property brand retrievable, quotable and factually correct inside generated answers. Homebot’s April 21, 2026 guide treats GEO as generative engine optimization and AIO as AI Overview optimization, then reduces both to seven visibility signals. Onely, which published a seven-agency real estate GEO shortlist on March 4, 2026, files the whole category under AI SEO.

The label matters only when reading proposals, because the deliverables are identical: which questions were asked, which engines answered, which sources those answers cited and what changed after the work.

Which real estate sources AI crawlers can reach

Five of the nine listing portals whose robots.txt was read on September 23, 2026 restrict at least one named AI or AI-adjacent crawler, which is one reason AI answers rarely quote a live listing. Two more returned a Cloudflare challenge, and two name no AI crawler.

Listing portal crawler directives, nine portals read September 23, 2026.

Portal Market AI crawler directives in robots.txt What this leaves you
Zillow US Applebot-Extended, Amazonbot, AI2Bot, YouBot, Meta-ExternalAgent and others allowed 22 editorial paths, then Disallow: /; GPTBot, ClaudeBot and PerplexityBot not named Grouped bots read guides and research, not listing pages
Redfin US FireCrawlAgent disallowed at the root; OpenAI, Anthropic and Perplexity agents not named Closed to one scraping service only
Realtor.com US Disallow: / for GoogleOther, Google-CloudVertexBot, Meta-ExternalAgent, Meta-ExternalFetcher and OAI-AdsBot, with paid-click exceptions Google’s non-Search crawlers are shut out of the site
Rightmove UK GPTBot disallowed at the root with four /mortgages/ paths re-allowed; CCbot disallowed GPTBot may read the mortgages section only
realestate.com.au Australia GPTBot, ClaudeBot, PerplexityBot, CCBot, anthropic-ai and cohere-ai disallowed at the root None of those six crawlers may read any page
PropertyGuru Singapore Plain robots.txt request returned HTTP 403 with a Cloudflare managed challenge A crawler without a browser cannot read the rules
SRX Singapore Plain robots.txt request returned HTTP 403 with a Cloudflare managed challenge Same as PropertyGuru
99.co Singapore dotbot, rogerbot and trovitBot named; AI crawlers not named AI crawlers fall under the general User-agent: * rules
EdgeProp Singapore Googlebot-News named; AI crawlers not named AI crawlers fall under the general rules

Source: each site’s own robots.txt, read September 23, 2026; stated crawl policy, not engine behaviour. “Not named” means the file did not mention that crawler on that date. It is not proof that the crawler is allowed or blocked.

None of the seven retrievable files named OAI-SearchBot, the agent OpenAI documents for ChatGPT search. A strategy built on “my listings will show up in ChatGPT” therefore rests on somebody else’s robots.txt, which changes without notice. The area guide and the agent page are the only surfaces where a crawl block is your own decision, which is where Canlah AI puts the first quarter of work on a property brief.

How to do GEO for real estate: six steps

GEO for real estate runs in six steps: confirm AI crawler access, move property facts out of JavaScript, build one area guide per district, make the agent entity record identical, add schema markup and measure a fixed question panel per engine.

Step 1: Confirm the AI crawlers can reach your own site

Check GPTBot, OAI-SearchBot, ClaudeBot, PerplexityBot and Google-Extended in your own robots.txt line by line. Many property sites carry a bot-management rule added to stop listing scraping that blocks assistants as a side effect. If a plain request returns a challenge page rather than a text file, your domain is doing what PropertyGuru and SRX did on September 23, 2026.

Step 2: Move the property facts out of JavaScript

Render price, tenure, floor area, unit mix, district, completion date and agency licence number into the served HTML, not a script that fills the page afterwards. AI crawlers fetch and parse; they do not wait for a listing widget, so a client-rendered listing reads as an empty page.

Step 3: Give each area its own guide, written one question at a time

Build a page per district, estate or development and answer the questions buyers ask: what a two-bedroom costs, which schools sit within a defined radius, how long the commute runs, what the tenure and lease decay position is and what comparable units transacted at, with the quarter named. Put the number in the first sentence of each section. Area guides are the one real estate asset that ages into an authority.

Step 4: Make the agent entity record identical everywhere

Pick one spelling of the agent name, one licence or registration number, one agency name and one photograph, then repeat them across the agent page, the portal profiles, the Google Business Profile and any directory. Everything-PR’s June 2026 real estate citation study found named individual agents out-citing their own brokerages on practitioner queries, and reported Ryan Serhant appearing on an estimated 31% of New York luxury-agent prompts. Those figures are labelled modelled estimates, so treat the direction as useful and the number as unverified.

Step 5: Mark up what you can, and accept what Google does not support

Use RealEstateListing for the listing page and RealEstateAgent for the agent page. RealEstateListing is still marked as a new term on schema.org, with usage estimated at 10,000 to 100,000 domains in Google’s August 2026 sample, and Google’s structured data gallery listed no real estate listing rich result on September 23, 2026. The markup is for machine comprehension, not for a Google rich result.

Step 6: Measure a fixed panel per engine, repeatedly

Freeze ten to thirty buyer questions covering all three stages, run them per engine, and keep the raw answer, the cited sources and the timestamp for each run. Canlah AI runs client panels on the AI platforms in the client’s tier: Starter covers ChatGPT, Growth adds Google AI Overviews and Full adds Google AI Mode and Gemini. Each panel is re-measured monthly, and the result is reported as a range with an evidence archive rather than a single score.

Listings, area guides and agent pages at a glance

Five surfaces feed an AI answer about property, and a brokerage fully controls only one of them: the area guide. That split should set the budget.

Five real estate surfaces an AI answer draws on, compared September 23, 2026.

Surface Who controls the page What to record per engine Decision it supports
Listings The portal, in most markets Whether any live listing is cited at all, and from which domain Whether portal spend buys AI visibility or only portal visibility
Area guides You Whether your guide, a portal guide, a government page or a news site is cited for the area question Where the following quarter of content goes, by district
Agent pages You, plus the portal profile Whether the answer names a person, a brokerage or neither Whether to invest in named-practitioner presence or brand presence
Government and statistics Nobody you can influence Which official source the engine quotes for prices and transactions Which numbers your guides must match exactly
Reviews and profiles Shared Whether review volume changes the description once the brand is found How much review work to fund and what not to expect from it

Source: Canlah AI measurement framework and the portal robots.txt files read September 23, 2026. Control means who can edit the page, not which source an engine trusts.

What reviews and portal profiles do not do

Review volume alone did not produce a recommendation in Canlah AI’s probe archive: a 20-year Singapore restaurant group with 3,452 genuine reviews rated 4.5 stars or higher recorded 0 recommendations across 49 non-branded probes on three AI engines. The category is hospitality rather than property, so read it as a warning about a mechanism. Reputation that lives only inside one platform’s review widget is not evidence an engine can retrieve and quote.

A paid portal profile raises your position inside the portal, a different market from the answer an assistant composes. Canlah AI’s August 2026 self-audit makes the point at its own expense: across five buyer questions and three engines, 15 samples, canlah.ai was cited as a source zero times, and the one brand mention came from a third-party listicle rather than anything Canlah AI publishes.

The advertising rules that shape real estate GEO

Singapore’s Council for Estate Agencies requires estate agent advertisements to carry four identifiers under Practice Guideline 02-11 on ethical advertising: the estate agent’s name and licence number and the salesperson’s registered name and registration number. In the United States, listing and agent copy sits under Fair Housing law and Articles 10 and 12 of the National Association of Realtors Code of Ethics.

Any sentence on an area guide that describes the people in a neighbourhood rather than the housing stock is a Fair Housing exposure an engine can lift and repeat, and a superlative left on an agent page in 2019 becomes a live advertising claim inside a 2026 AI answer. Canlah AI runs that review over the sentences most likely to be quoted: the first sentence of each section and every table cell.

How to interpret five common results

Five results cover most real estate GEO baselines, and each points to a different first fix.

Not mentioned anywhere: Confirm the brand genuinely serves that district and price band, then check crawl access and whether the property facts survive without JavaScript. Publishing more content before fixing retrieval wastes a quarter.

Portal cited, brand absent: This is the default state in real estate: a distribution problem, not a content-quality problem. Shift the panel to area and agent questions, where the portal has no structural advantage.

Brokerage named, agent not: The brand entity is legible and the practitioner entity is not. Build the agent page as a real entity record with a licence number, a transaction history and named commentary, then repeat the name identically across every profile.

Named but described inaccurately: Prioritise correction over exposure. Align the site, portal profiles, structured data and directories around one set of approved facts, then re-run the question and archive both answers.

Visible in one engine only: Treat this as a source-graph difference, not a ranking difference. Record which domains each engine cited for the same question; the engine that ignores you is reading a source you have never contributed to.

What real estate GEO cannot do

Real estate GEO has five limits that hold for every provider, including Canlah AI.

  • It cannot make a portal’s listing data readable to an engine the portal has blocked.
  • It cannot prove that one page change caused an answer to change without a controlled timeline and repeated observations.
  • It cannot guarantee future mentions or recommendations after a model or index update.
  • It cannot fix an entity record held by a portal that does not accept corrections.
  • It cannot substitute for licensing, advertising or fair housing review by a qualified reviewer.

When to move from a manual panel to a managed programme

A single agent or a one-office brokerage can run real estate GEO by hand with ten questions, three engines and one run a month, pasted into a dated document. Canlah AI says so against its own interest: keep it manual until the number of districts, languages, listings or stakeholders makes the record unreliable.

Move to a managed programme when the panel outgrows the spreadsheet: several markets or languages, a launch with a fixed sales window, inaccurate answers that create licensing exposure or several teams publishing facts that must stay consistent. Other Singapore agencies’ published SEO and GEO retainers run S$840 to S$4,200 a month in 2026, depending on engine coverage, prompt volume and content output, with GEO-focused scopes typically starting at S$1,600 to S$3,000. Canlah AI starts with a free AI visibility report within 48 hours. Its GEO service is priced per AI platform: Starter from $1,500 a month (ChatGPT, 4 buyer questions), Growth from $3,000 a month (adds Google AI Overviews, 8 buyer questions) and Full customised (adds Google AI Mode and Gemini, 16 buyer questions). The clients named on Canlah AI’s product page are GalaxyCredit (licensed lending), ilLido Group (fine dining), Sushi Ryujiro (omakase), SmallRig (consumer electronics export) and an education franchise. None is a property business, so a brokerage hiring it is buying a measurement method rather than a property track record.

Do not buy from this guide alone. Ask any shortlisted provider, Canlah AI included, to show the raw answer, the cited sources and the timestamp behind one number, and pick the one that can.

Frequently asked questions

What is GEO for real estate?

GEO for real estate is the practice of getting a brokerage, agent or development named and cited accurately inside AI-generated answers, rather than only ranked in classic search. The work covers crawl access, server-rendered property facts, area guides, a consistent agent entity record and a question panel repeated per engine.

Is AEO for real estate the same as AI SEO for real estate?

AEO for real estate and AI SEO for real estate are largely the same job, and the difference is vocabulary rather than deliverables. Some vendors reserve AEO for placements such as Google AI Overviews and GEO for chat assistants; others use the terms interchangeably. Compare the questions, engines, source lists and before-and-after evidence, not the acronym.

Why does ChatGPT not cite my property listings?

ChatGPT can cite a property listing only when it can retrieve a page that holds it, and many listing portals restrict AI crawlers. Read on September 23, 2026, Rightmove’s robots.txt disallowed GPTBot outside four mortgage paths and realestate.com.au disallowed GPTBot, ClaudeBot and PerplexityBot at the root. Your own site’s crawl access, checked for both GPTBot and OAI-SearchBot, is the part a brokerage can fix.

Can an agency guarantee that ChatGPT will recommend my agency?

No. A provider can guarantee work, sampling and reporting. It cannot control how an independent model answers every buyer question, so treat a guaranteed recommendation, a guaranteed citation count or district exclusivity as a warning sign rather than a differentiator.

Do more Google reviews make AI engines recommend an estate agent?

More Google reviews alone are a weak direct signal for an AI recommendation. Canlah AI measured a restaurant group holding 3,452 reviews rated 4.5 stars or higher that received 0 recommendations across 49 non-branded probes on three engines. Reviews still shape how an engine describes a business it has already found, so maintain them without expecting them to buy a shortlist place.

Is Canlah AI a real estate marketing agency?

Canlah AI is a Singapore-based SEO + GEO agency that measures and improves brand visibility inside ChatGPT, Gemini, Google AI Overviews and Google AI Mode, reporting AI visibility as re-verifiable ranges with timestamped evidence. Its named clients include GalaxyCredit (licensed lending), ilLido Group (fine dining), Sushi Ryujiro (omakase), SmallRig (consumer electronics export) and an education franchise; none is a property business, and it does not advise on estate agency licensing.

Method and sources

This guide was written from nine portal robots.txt requests, vendor pages, public studies and first-party probe archives checked on September 23, 2026. Every crawler directive was read from the portal’s own robots.txt over a plain HTTPS request; no dashboard, paid profile or engine log was inspected. Third-party figures were taken as published and not re-run.
